Broker vs. direct lender — why it matters to you
A direct lender funds from one balance sheet, which means one box, one rate sheet, and one answer. If your deal doesn't fit that single box, the answer is no — even when the deal is good. A private money broker isn't tied to one source of capital, so a scenario that one lender passes on can still find a home with another.
That independence is the whole point. We're paid to find the deal a place to land, not to push a particular product. On a tight or unusual deal, having several lenders competing for it is often the difference between funded and dead.
What we place
Clear Path arranges the full range of business-purpose investor financing:
- Fix and flip and hard-money rehab loans — up to 90% of cost, up to 70% of ARV
- Bridge loans for fast, transitional, and time-sensitive acquisitions
- DSCR and rental loans for buy-and-hold and BRRRR strategies
- Cash-out refinances to recycle equity into the next deal
How working with us actually goes
You submit one scenario in a few minutes — the property, the numbers, and your plan. We review it against the lenders most likely to fund it and come back within 24 hours with a real answer: a fit, a no, or what would need to change. Supporting documents are only requested once a deal clears that initial review, so your time isn't spent assembling a file for a deal that was never going to work.
Everything runs through one channel — deals@clearpathcapfunding.com — with a person on the other end. To be clear about our role: we are a broker, not a direct or licensed lender, we arrange business-purpose loans only, and approval and final terms come from the funding lender.
Frequently Asked Questions
A private money broker packages your loan request and shops it across multiple private and hard-money lenders, then helps structure and close the financing with the partner whose terms fit best. You get access to many sources of capital through a single submission instead of applying to each lender yourself.
Not necessarily. A broker introduces competition for your deal, which can offset broker compensation — and for a scenario a direct lender would simply decline, access to a willing lender is worth far more than a marginal rate difference. Costs vary by deal and are disclosed as part of the process.
No. Clear Path is a broker that arranges and places business-purpose investor loans with licensed lender partners. We do not fund loans from our own balance sheet, and we do not guarantee approval — final credit decisions come from the funding lender.
